Beach fronts and ski locales in the Great Lakes State for less on the foreclosure listings.

The Great Lakes State, Michigan has the longest freshwater shoreline in the world. Not surprisingly, it also has the third largest number of registered recreational water vehicles in the country. So if your dream real estate location includes a lake house or cabin, with plenty of boating and water-sports, then this is probably the best place to start looking for cheap properties on the foreclosure listings.

There are over 9,700 foreclosed properties in Michigan including bank and government foreclosures, federal homes, distressed properties and commercial foreclosures. So whether it's via bank or government auction, forced sale, or lender's re-sale, a beautifully located and extremely affordable property won't be hard to find in Michigan. Investors, potential homeowners and dealers can all find excellent beach properties as well as skiing locations for future investment.

As of 2008, the Great Lakes State has the second highest rate of foreclosures due to failed mortgages in the country. Government and bank auctions make the foreclosed properties available at much cheaper rates than the market price. This is largely because these institutions do not like their money to be tied up in real estate but a side-effect of these auctions is that the price of surrounding property is driven down significantly as well, enabling small investors and potential homeowners to seize the perfect property opportunity.

With foreclosure listings for all major cities, including Detroit, Ann Arbor, Grand Rapids, Sterling Heights, Warren etc, as well as all the minor ones, Michigan is a great place to find the ideal estate for investment or ownership.
